Real Projects. Real Clients. Real Results.

See how Buildana delivers across Western Sydney — from custom homes to commercial developments.

1

Custom Home

Oran Park, NSW

Modern Family Home — Oran Park

Challenge

The clients wanted a 4-bedroom home with a separate home office and alfresco entertaining area on a compact 375m² lot with significant fall.

Solution

Buildana designed a split-level floor plan that worked with the natural slope, maximising living space while keeping earthworks minimal. A cantilevered alfresco extended the living zone without encroaching on setbacks.

Outcome

Delivered on time, under budget, with 4.8-star client rating. The home achieved a 7-star NatHERS energy rating.

Buildana turned a difficult block into our dream home. We couldn't be happier with the result.
2

Duplex

Gregory Hills, NSW

Duplex Development — Gregory Hills

Challenge

First-time developer looking to build a duplex for rental income. Needed maximum yield on a standard 600m² R3 zoned lot while staying within CDC pathway.

Solution

Buildana provided site yield analysis, designed two mirror-image 3-bedroom dwellings, and managed the full CDC approval through to construction. Both dwellings achieved strong rental appraisals.

Outcome

Both dwellings rented within 2 weeks of completion. Combined rental yield exceeded the client's mortgage repayments by 35%.

From feasibility to keys, Buildana handled everything. I'd recommend them to any first-time developer.
3

Knockdown Rebuild

Campbelltown, NSW

Knockdown Rebuild — Campbelltown

Challenge

Aging fibro home on a large 780m² block. The clients loved their neighbourhood but needed a modern home suited to their growing family.

Solution

Buildana managed demolition, DA approval for a larger footprint, and construction of a 5-bedroom, 3-bathroom home with double garage and pool-ready backyard. The design maximised northern orientation for passive solar gain.

Outcome

Completed in 11 months from demolition to handover. Property value increased by an estimated 40% based on comparable sales.

We kept our neighbourhood, our neighbours, and our kids' school — but got the home we actually needed.

Boarding House

Liverpool, NSW

Boarding House — Liverpool

Challenge

Investor seeking to develop a new-generation boarding house under SEPP (Housing) 2021 on an R3 zoned lot near Liverpool CBD.

Solution

Buildana delivered development feasibility, DA preparation, architectural design for 12 rooms with communal facilities, and full construction management. Council liaison secured approval within 60 days.

Outcome

12-room boarding house generating strong rental returns. Fully tenanted within one month of completion.

Buildana's advisory team de-risked the entire project for me. The feasibility modelling was spot-on.
5

Luxury Residence

Harrington Park, NSW

Architectural Home — Harrington Park

Challenge

Complex custom home with detailed rooflines, floor-to-ceiling glazing, and high-end finishes. The clients had a fixed budget and aggressive timeline.

Solution

Buildana's value engineering process identified $85,000 in savings without compromising the architectural intent. Steel framing was used for the complex roof geometry, and a detailed construction program kept the project on track.

Outcome

Delivered on budget and 2 weeks ahead of schedule. Featured in a regional design award submission.

They respected the design and found ways to save money without cutting corners. That's rare in this industry.

Who Buildana actually works with

The case studies above are real clients, in real Western Sydney postcodes, with real budgets. Names and identifying details are anonymised by default unless a client has asked to be named. We don’t fabricate composite case studies and we don’t use stock photography on this page — every image is from a project we actually built. If you want to talk directly to a past client whose project matches yours, ask during your consultation; for most project types we can connect you with two or three former clients who’ve agreed to take calls from prospective Buildana clients.

The two client types we mostly build for. First, owner-occupier families building a custom home or knock-down-rebuild on an established Western Sydney lot — typically in Fairfield, Liverpool, Cumberland, Canterbury-Bankstown or Blacktown. Budgets usually $650K–$2.5M total construction cost. Second, first-time and small-portfolio developers building duplexes, dual occupancies or small townhouse clusters under the July 2024 dual-occupancy reform or local LEP provisions — budgets $1.2M–$5M total project cost. We turn down work above and below that band rather than overstretch.

What clients consistently say. The recurring theme across our verified Google reviews isn’t the finishes (although those matter) — it’s the predictability. Final number within ~5% of contract, timeline within a fortnight of the contract date, variations explained before they happen rather than presented at handover. That’s rare in NSW residential construction and it’s the part we’ve worked hardest to systematise.

FAQ

About working with Buildana

What kinds of clients does Buildana typically work with?

Two main groups. First, owner-occupier families building a custom home or knock-down-rebuild on a Western Sydney lot — typically Fairfield, Liverpool, Cumberland, Canterbury-Bankstown or Blacktown. Second, first-time and small-portfolio developers building duplexes, dual occupancies or small townhouse projects (usually 2–6 dwellings) under the July 2024 dual-occupancy reform or local LEP provisions.

What size project does Buildana take on?

Residential builds typically $650K–$2.5M total construction cost. Multi-dwelling developments up to $5M total project cost. Smaller than that (e.g. detached granny flat only) we’ll quote but the per-square-metre rate isn’t as competitive because fixed pre-construction costs don’t scale down. Larger than $5M we’ll refer to specialist commercial builders.

How does Buildana select clients?

Honestly: we turn down work where the budget doesn’t match the brief, where the site has fundamental feasibility issues the client doesn’t want to acknowledge, or where the relationship feels adversarial from the first meeting. Construction is an 8–18 month relationship under financial pressure; if it starts on the wrong foot it gets worse. Fit matters as much as scope.

What does the client experience actually look like, week to week?

During pre-construction (design, DA, CC, contract): roughly fortnightly meetings, weekly email updates with decisions you need to make and which we’ve already made. During build: weekly site walks at the same day/time each week, daily site photos in a shared folder, fortnightly variation review, a fixed cost-tracking spreadsheet you have access to. No 4-AM-Saturday surprise emails about $80K of extras — we’ve been on the receiving end of that with other builders and it’s our single biggest do-not-do.

Are case studies on this page anonymised?

First names and suburb-level location only by default. Some clients have asked to be named and identified — those case studies are explicit about it. We don’t fabricate composite clients and we don’t recycle stock photography. If you want to talk directly to a past client whose project matches yours, ask during your consultation — we’ll connect you with two or three who’ve agreed to take calls from prospective clients.

What’s the most common reason a client leaves Buildana satisfied?

Predictability — the final number being within 5% of the contract number, the timeline being within a fortnight of the contract date, and the variations through the build being explained before they happened rather than presented at the end. This isn’t a marketing claim, it’s the recurring theme in our verified Google reviews. The actual quality of finishes matters too, but the predictability is what clients comment on most because it’s rare in NSW residential construction.
