Buildana is a Western Sydney builder by origin and by gravity. Our office, showroom, supplier base and most of our active subcontractors sit inside the corridor running from Fairfield up through Liverpool, Cumberland, Blacktown and out to the Canterbury-Bankstown spine — and that’s where the largest share of our work happens. But our licence, insurance, supply network and project capacity reach across all of Greater Sydney, and we build into the Eastern Suburbs, Inner West, Lower North Shore, Northern Beaches, Northern Sydney, Sutherland Shire and the Aerotropolis growth corridor when the brief and the block warrant it.
Why this matters for you: where a builder operates day-to-day determines how well they understand your council’s DCP overlays, how fast their suppliers can deliver to your block, and how deeply integrated they are with the certifiers, surveyors, engineers and trade contractors local to the LGA. A builder running their first job in your council area is starting from scratch on relationships that take years to build. Asking where a builder’s prior delivery sits is a fair and necessary part of comparing quotes.
The directory below splits our coverage into two tiers: five core specialist LGAs where we’ve built the deepest local knowledge over years, and the broader Greater Sydney network where we deliver selectively. Each LGA hub explains the local zoning, typical site conditions, council rules and what we charge there. The point of the depth is to let you self-qualify before you talk to us — if your project doesn’t fit our catchment or capability for that LGA, the page will tell you so honestly.

Do you build outside your five core LGAs?
Yes. We hold a current NSW Fair Trading builder licence with HBCF insurance covering all of Greater Sydney, and we deliver projects across the Eastern Suburbs, Inner West, Northern Sydney, Northern Beaches, Sutherland Shire and the Aerotropolis growth corridor when the brief justifies it. The honest difference is depth of local knowledge: we know the certifiers, the soil, the council assessors and the DCP overlays in our five core LGAs at a granularity that takes years to build. Outside those we work harder to compensate, usually by engaging a planner with deeper local fluency early in the project.
How do you handle council fees and DCPs across different Sydney LGAs?
Each council has its own LEP (Local Environmental Plan), DCP (Development Control Plan) and fee schedule. Cumberland uses LEP 2021 and a Parramatta-CBD-adjacent fee structure; Fairfield uses LEP 2013 with conservative density controls; Liverpool runs LEP 2008 inside the Western Sydney Airport growth area. We maintain a current fee schedule for every LGA we operate in and price council fees into every preliminary agreement explicitly — never as a generic allowance reconciled later.
What’s the difference between an LGA and a suburb?
An LGA (Local Government Area) is the council jurisdiction — Cumberland Council, Liverpool City Council, etc. A suburb is a postal/cultural designation that sits inside an LGA. Merrylands sits inside Cumberland LGA; Casula sits inside Liverpool LGA. Planning rules (zoning, setbacks, FSR) are set at the LGA level via the LEP and applied at the lot level. When comparing builders, ask which LGAs they hold active project delivery in — not just which suburbs they advertise.
Do you specialise in growth-corridor or established-suburb building?
Both, but with different process emphasis. Growth corridors (Marsden Park, Schofields, Leppington, Oran Park, Bringelly, the Western Sydney Aerotropolis) involve land package coordination, builder/developer integration and faster build programmes on cleaner sites. Middle-ring suburbs (Fairfield, Cumberland, Liverpool, Bankstown and Blacktown established areas) involve mature trees, easements, existing site complexity, KDR coordination and tighter DA overlays. Our process adapts; the underlying licence, insurance and supply network is the same.
Can you provide references from projects in my LGA?
Yes. We’ll provide site-specific project references during the preliminary agreement phase — same suburb where possible, same LGA at minimum. If we don’t have a recent reference in your specific LGA we’ll tell you that during the first feasibility conversation rather than letting you discover it after signing.
What’s your build catchment for travel — and does it affect cost?
Within our five core specialist LGAs, travel and supervision cost is baked into our standard pricing — no extra travel allowance. Outside the core (broader Greater Sydney), a small travel and supervision premium applies on smaller jobs to cover supervisor visits and supplier delivery overhead; we disclose this upfront in the preliminary agreement. Projects above ~$1.5M typically absorb travel cost in the build margin with no separate allowance.
