Costs on every design below are reconciled monthly against Rawlinson Edition 29 (2026) plus our Western Sydney site data. Here’s where the numbers actually sit this quarter.
Build cost benchmarks
Studio under 35sqm: $95k-$135k turn-key. 1-bed 50sqm: $145k-$185k. 2-bed 60sqm: $175k-$235k. 2-bed premium with stone tops, ducted split and tiled wet areas: $215k-$280k. Costs up roughly 5% in the year.
CDC pathway, May 2026
Housing SEPP 2021 still permits granny flats up to 60sqm as Complying Development on blocks 450sqm+ with 12m frontage. Private certifier approval 14-28 days. Around 85% of our 2025-26 granny flat jobs ran CDC; the rest went DA due to bushfire, heritage, flood or riparian overlays.
Reactive-clay reality
Around 70% of Fairfield, Liverpool, Cumberland and Canterbury-Bankstown sites trigger Class M or H1 footings under AS 2870. Engineered-footing premium on a 60sqm granny flat is $12k-$28k. We disclose this upfront in the fixed-price contract, never as a variation.
Rental yield & value uplift
Long-term rental Western Sydney May 2026: $480-$650/week for a 2-bed. Property valuation uplift on completion: $180k-$260k. Short-stay (Airbnb) is tighter post the 2025 NSW STRA register; the 180-night unhosted cap is enforced in Inner West, Northern Beaches and Sutherland.
