Fairfield LGA

Cumberland LGA
Narrow lots from historical subdivisions are common in Granville, Guildford, and South Granville. Experienced design approach needed for 7–9m frontages.
Canterbury-Bankstown

Land creation cost (subdivision, services, driveway, dilapidation): $80k–$160k. New 3-bed dwelling on resulting 350–450sqm rear lot: $580k–$820k turn-key. End value Western Sydney: $850k–$1.15M.
Narrow-frontage new build (8–11m frontage).
Requires careful design (often 2-storey with internal stair, garage to side). Build cost May 2026: $580k–$880k turn-key for a 3-bed, 180–220sqm dwelling.
Secondary dwelling under Affordable Rental Housing SEPP.
Up to 60sqm granny flat as CDC on blocks ≥450sqm with 12m frontage. Build cost $145k–$235k. Rental yield $480–$650/week.
Approval pathway.
Subdivision: DA with full survey, drainage and dilapidation reports. New dwellings on small lots: CDC if all prescriptive controls met, otherwise DA. Timeframes May 2026: subdivision 90–160 days, dwelling CDC 14–28 days, dwelling DA 60–120 days.
What kills infill feasibility.
Sewer alignment requiring deep cut, easements limiting buildable area, neighbour driveway encroachments not surveyed, and tree retention requirements. Always order a current survey before contract on any infill site.
