Buildana construction project in Western Sydney

Property Development Advisory Sydney — Plan Before You Build in Western Sydney

Feasibility, land assessment, value engineering, and approval strategy — before you commit a dollar.

Data-Driven Decisions, Not Guesswork

Most developers lose money before a single brick is laid — on sites that don’t stack up, approval pathways that blow out timelines, or designs that cost more to build than they return. Buildana’s advisory services exist to prevent exactly that.

We combine real construction cost data with local planning expertise across Western Sydney’s five key LGAs. The result: reliable feasibility, smarter land purchases, leaner designs, and approvals that move on schedule.

WhyChoose
BuildanaAdvisory?

Builder + Advisor

We're not consultants who've never built anything. Every recommendation is grounded in real construction cost data from hundreds of Western Sydney projects.

Pre-Purchase Reports

Get a feasibility and land assessment before you buy — not after. Avoid overpaying for sites that can't deliver the yield you need.

Sydney-Wide Council Expertise

Across all 28 Sydney LGAs — from Fairfield, Liverpool and Cumberland through to Parramatta, the Hills, Inner West, North Shore, Eastern Suburbs and Northern Beaches. We know each council's LEP, DCP, and approval temperament.

No Obligation

Initial consultations are complimentary. If the project doesn't stack up, we'll tell you — and explain why.

What a Buildana Feasibility Study Covers

A feasibility study isn’t a sales pitch. It’s a financial model that tells you whether a project is worth building. Buildana’s feasibility assessments are built on real construction cost data from Western Sydney projects — not generic industry averages or developer marketing assumptions.

Every study covers five areas: site constraints (zoning, overlays, easements, contamination risk), development potential (what you can physically and legally build), construction cost estimation (based on current trade pricing and material costs), revenue modelling (expected sale or rental values using comparable market data), and timeline mapping (approvals, construction, and settlement or lease-up periods).

The output is a single document that answers one question: does this project deliver a return that justifies the risk and capital required? If the answer is no, we tell you. We’d rather lose the engagement than have a client commit $800,000 to a project that returns $750,000.

Advisory for Every Project Type

Duplex / Dual Occupancy

Is your block eligible under the July 2024 R2 dual occupancy reforms? We assess lot size, frontage, FSR, setbacks, and overlay conditions. If it stacks up, we model build cost, subdivision cost, and expected sale or rental value.

Knockdown Rebuild

Is rebuilding cheaper than renovating? We compare renovation costs against a full KDR, factoring in demolition, site remediation, design, approvals, and construction. Often the answer surprises people.

Boarding House / NDIS SDA

SEPP (Housing) 2021 changed the rules for new generation boarding houses. We assess whether your site qualifies, model room yield, and estimate construction cost against rental income projections.

Pre-Purchase Due Diligence

Buying a development site at auction? We run a rapid land assessment — zoning check, overlay scan, services availability, contamination risk, and a preliminary yield estimate — within 3–5 business days.

The Cost of Getting It Wrong

Wrong approval pathway$15,000–$40,000 in redesign + 3–6 months delay
Buying a block with undisclosed flood overlay$20,000–$50,000+ in additional engineering and DA costs
Over-engineering the design10–20% construction cost premium that could have been avoided
Skipping soil assessment before design$10,000–$30,000 slab upgrade after contract signed

Buildana’s advisory services prevent these outcomes. Every engagement starts with a free initial assessment.

Frequently Asked Questions

Do I need advisory services before building?

Not always — but skipping them is the most expensive mistake in construction. Wrong block purchases, wrong approval pathways, and over-engineered designs all cost more to fix than to prevent.

Is the initial assessment really free?

Yes. Buildana provides a complimentary initial assessment for all residential and commercial projects. We review your site, zoning, and basic constraints. If a deeper analysis is needed, we'll quote it before any cost is incurred.

What's the difference between feasibility and land assessment?

Land assessment evaluates a specific block's constraints and opportunities. Feasibility goes further — modelling yield, cost, revenue, timeline, and financial viability for a specific development type on that land.

Can I get advisory services if I'm using another builder?

Yes. Buildana's advisory services are available independently. Many clients engage us for feasibility before deciding on their builder.

How long does a feasibility assessment take?

Standard assessments: 5–10 business days. Urgent/auction-timeline assessments: 3–5 business days. Complex multi-scenario analyses: 2–3 weeks.
